I really confuse. I've google and test online mortgage calculators. None of these mortgage calculators were useful. They are too difficult to understand. But they compute numbers correctly.
Anyways. I need help. Does anyone have website or early history how mortgage percentage was made? Some countries use percentage & currency differently.

I can't find on economics text book or anywhere. I'm living US which percentage should I use?
