A RPi3 should fit into a case designed for a RPi B+ or RPi2. Mine does.

However there is the minor issue of the card socket on the RPi3 not being spring loaded. This can make it more difficult to extract a card in some cases.

I would not bother with the fan unless the RPi3 will be in an abnormally hot environment.

I have yet to see one that doesn't fit. I'm not saying someone couldn't design one. The foundation has been very mindful to keep the format as close to the same as possible.

As I understand it, the only change in the form factor is that the LEDs moved on the RPi 3 due to the wifi/bluetooth antenna. Other than that it should be the same.

The Pibow cases don't fit very well (they have (of course) released a new one that will work perfectly).

Minor changes to the top face of the board mean that layer 3 won't sit flat (I spent a few hours with a stanley knife modifying three cases until I had a pretty good fit, but it still wasn't perfect).

Most Pi2 cases fit perfectly.

Only someone who has one of those can give you a better answer than the ones above.
